JOB SUMMARY
Seeking an Project Manager to join the team responsible for developing new facilities and renovating existing facilities on a huge decommissioned military facility in Mountain View, CA. This challenging site functions like a small city and features opportunities to work on mission critical facilities at an iconic location in Silicon Valley. This position will require the management of multiple smaller sized projects simultaneously.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The position involves the management of a variety of projects ranging from site utilities installations to IT upgrades to golf course renovations. This position will also support some other more senior project managers with more complex projects. The ideal candidate will have prior experience completing at least two projects and have managed over $25M in spend total. To be successful in this role on this site, you must have excellent communication skills, strong emotional intelligence, be collaborative, results oriented, organized, have solid knowledge of construction, and have a high attention to detail.

The Project Manager will supervise consultants and contractors performing investigation, design development, coordination with multiple on-site agencies and organizations, permitting, construction and commissioning. Your role will be to have full responsibility for management of all steps of the project life cycle process. As the owner's representative, you will own the schedule, risk management, contract management, budget management, stakeholder management, permitting, and client management.

The candidate will be joining a fun, hard-working team of 10 consisting of project managers, an operations manager, and an environmental planner. The team has a culture of collaboration and support, therefore team players with a positive, can-do attitude are desired.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.

Manages 3rd party project delivery resources/team. Responsible for identifying training needs, tracking performance, coaching, and motivating team members.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study. Minimum four years of related experience and/or training.

Background in Civil Engineering, Construction or Project Management, Architecture, or equivalent professional experience required.

Minimum of three (3)+ years of steadily increasing professional experience. At least 2 of these years would be in a project management role representing the Owner, but that is not required.

Demonstrated skill in effectively supervising design consultants and contractors.

Experience with design and construction involving site work or site utilities required.Basic understanding of communications and IT systems required

Experience in construction projects involving soil contamination/haz mat conditions and high groundwater is preferred, but not required.

Experience working on historically significant sites is preferred, but not required.

Experience in successfully navigating multiple-agency permit approval processes is highly desirable.

Experience with project financial administrative workflows (contracts, purchase orders, invoices, etc).

Experience processing or coordinating construction submittals and RFI's.

Experience working with state and federal agencies such as the EPA, Water Board, FAA, NASA, etc., a plus

CERTIFICATES and/or LICENSES

Certifications in Construction management, Project Management, or Design Build are highly desirable. Certifications will be required if the candidate does not have a degree that is deemed relevant to the position.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE

Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and ABILITIES

A great team player who brings out the best in teammates and keeps diverse stakeholders working together toward project objectives.

Proven ability to simultaneously manage 3 or more projects with a combined total value of at least $20 million.

Proven track record as a project manager with the ability to provide a mix of references from past supervisors and clients

Ability to successfully manage both site infrastructure projects and building projects.

Excellent verbal communication skills in both small and large groups.

Highly efficient and detail-oriented with excellent documentation and organizational skills.

Must be proficient in scheduling software such as Microsoft Project or Smart Sheets and know how to use the project schedule as a tool to drive progress.

General understanding of all building components including site elements, foundations, building core & shell, MEP, and T.I.s

Understanding of project budget estimating best practices and the principles of cost management.

Understanding and experience with RFPs, vendor selection recommendations, contract negotiation/coordination, contract award, contract administration, and contract closeout.

Works with a sense of urgency; Self-motivated individual with a "can do" attitude.

Has high emotional intelligence such as strong active listening skills and the ability to understand the needs and perspectives of others with a proven ability to adapt in difficult situations to get the job done.

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
